Ways to List your Property

Navigating the real estate market requires a strategic approach, especially when deciding how to list your home for sale. While many sellers prefer maximum visibility to attract the largest pool of buyers, others may need a more private or limited marketing strategy. Below are the primary listing options available and how each works.

Active Listing

A traditional active listing provides full public exposure through MLS, IDX, and public marketing channels. Your property is fully visible to agents and buyers, allowing showings and broad promotion to maximize interest.

Coming Soon

A Coming Soon listing allows full MLS and public marketing exposure before the home is officially active. This option is limited to 30 days, and no showings are permitted during this period. Once the Coming Soon phase ends, the property becomes publicly active and available for showings.

Office Exclusive (“Pocket Listing”)

An Office Exclusive listing is not placed in MLS and receives no public marketing. The property is marketed only within the listing office or brokerage. This is often chosen by sellers who value privacy or want to quietly test interest before going public.

Delayed Marketing

A Delayed Marketing listing receives limited MLS exposure and is marketed primarily by the listing office. Some IDX websites may block these listings even after they become publicly marketed. This option also has a 30-day limit or another agreed-upon timeframe. 

MLS (Multiple Listing Service)

MLS platforms are used by real estate professionals to share listing information across brokerages and agents.

IDX

IDX programs distribute MLS listing data to public-facing websites such as Zillow, Homes.com, and brokerage websites.

Public Marketing

Public marketing includes any advertising directed to a broad audience beyond private one-on-one communication. Examples include:

  • Yard signs
  • Flyers
  • Email blasts
  • Digital advertising
  • Public websites
  • Social media promotion
